**A deposit of 50% of the total rental is to be paid before any booking will be considered as confirmed or any obligation existing.
** The balance of the rental will be paid, in CASH, on arrival, after inspection of the property.
DEPOSIT ON BOOKINGS from 16 Jan - 31 Nov
Cancellation 0-14 days before arrival: 100% forfeit. Cancellation 15-28 days before arrival: 75% forfeit
Cancellation 29+ days before arrival: 50% forfeit
DEPOSIT ON BOOKINGS from 1 Dec - 15 Jan
Cancellation 4 Calendar months + before arrival:75% forfeit. Cancellation 2 Calendar months + : 50% forfeit
Cancellation less than 2 Calendar months: 100% forfeit.
On receipt of a written instruction to cancel the reservation, including bank details, the applicable amount will be refunded within 3 working days. An administration fee of 7% will be charged on any refunds processed.

The Tenant shall be responsible for the full amount of the rental irrespective of whether the property is occupied for the full period of the lease or not. The Tenant may NOT sub-let the premises without the written consent of the Owner.
The Tenant/s accept the responsibility to activate the alarm and to ensure that the property is locked at all times. Any break-in or theft of household items as a result of the Tenant/s negligence will be for the account of the Tenant/s.
ALL TENANTS OCCUPY THE PREMISES AT THEIR OWN RISK.
DISCLAIMER
The owner shall not be liable for, and the Tenant/s hereby waive/s and abandon/s any claims of whatever nature including but not limited to that of theft, injury, loss or damage of whatever nature, against the Owner, whether arising from the Owner's default or otherwise. The Tenant/s, in addition to the the aforesaid, hereby indemnify the Owner against any claims which may arise from whatever nature, whether arising from the Owner's default, negligence or otherwise.
NO MORE THAN 5 PEOPLE ARE ALLOWED TO OCCUPY THE HOUSE OVER-NIGHT.
